§ 13-18. Location, space and general layout.

  • The mobile home park shall be located on a well-drained site susceptible to quick-drying following rains and shall be so located that its drainage will not endanger any water supply.

    The area of the mobile home park shall be large enough to accommodate the designated number of trailer spaces, necessary streets and roadways and parking areas for motor vehicles.

    Each mobile home space shall be clearly defined and shall abut on a driveway or other clear space and unobstructed access to a public street. Mobile home spaces in trailer parks hereafter constructed and mobile home spaces hereafter added to existing trailer parks shall meet the following specifications:

    (1)

    Each independent mobile home space shall contain a minimum of twenty-four hundred (2,400) square feet.

    (2)

    Each dependent mobile home space and each travel trailer space shall contain a minimum of twelve hundred (1,200) square feet.

    (3)

    A minimum distance of ten (10) feet between mobile homes or any enclosed appurtenances thereof shall be maintained at all times. Said ten-foot distance shall be maintained between mobile homes and trailer park buildings or structures, except where a dependent mobile home space is served by its own toilet or utility building. All mobile homes and appurtenances shall be placed as to leave public walkways, streets, highways, rights-of-way, trailer park roadways and walkways clear and unobstructed.

    (4)

    Access roads shall be provided to each mobile home space. Roads in new mobile parks and roads added to existing mobile home parks shall have a minimum width of thirty (30) feet, unless adequate off-street parking for automobiles is provided in which twenty (20) feet shall be the minimum road width. Perimeter roads, having mobile homes parked on one (1) side only, shall have a minimum width of at least twenty (20) feet.

    Where parking spaces are adjacent to public sidewalks, they shall be provided with bumper stops in order that no portion of a vehicle may encroach upon such sidewalk.

    Where parking spaces are adjacent to private sidewalks, such sidewalk shall be a minimum of six (6) feet in width in order to accommodate vehicle overhang. Alternatively, a minimum four-foot landscaping strip may be provided adjacent to the curb. In such case, the sidewalk width may be reduced to four (4) feet.

    Automobile parking spaces shall be a minimum of one and one-half (1½) spaces for each mobile home.

    All mobile homes in the park or on individual lots shall be skirted to conceal the underside of the unit.

    Dead-end or stub-end driveways in excess of one hundred fifty (150) feet in length shall be provided with an acceptable means of turnaround for fire and service vehicles.

    Driveway access to public or approved private streets need not be wider than the roadway servicing internal driveways and shall be equal to the radius approved for the connection of the driveway to the public or approved private street. In no case shall the radius be less than twenty (20) feet.
